Owner financing is possible, making this a truly attainable and here is some information from the owners on how they started and ran the business:

Rancho Cecilia was purchased as bare land in July of 2007 and we began building in July, first with a driveway as the land only had a small ox cart trail, for access. We drilled our well (150 feet deep) and began building our Casita del Bosque (our 1 bedroom house), and our garage/storage. We moved onto the property in November of 2007 and finished building our house, aka the Casa Animales in May of 2008.

We began our business with the rental of our Casita del Bosque. Our Jungle Cabanas were built in 2012 as a duplex which consists of 2 studio units. We are able to set these units up for 1-4 guests each unit with a combination of beds. At times our guests rent both these units to accommodate a large group or families or friends.

All our units are concrete block construction with large screened windows to take advantage of the cooling breeze. We are located on a hillside and receive the off shore a breeze which along with the ceiling fans in all our units makes for comfortable living. We have nice tiled floors and baths in all our units.

Our solar system for electricity is set up with solar panels and battery banks for the Casita and the Cabanas and a separate system for our house, Casa Animales that also has a wind generator.

There is still room for building of more homes, or a yoga studio or to add a swimming pool.

We started Rancho Cecilia with our Casita del Bosque, our 1 bedroom home, as the first rental. This would have been in 2007. At that time most of our guests were traveling surfers and staying for weeks.

Then as San Juan del Sur became more know world wide we moved into more nightly rentals and at this time we built our Jungle Cabanas so we could accommodate families and groups as the Cabanas are large studios that can be set up with a matrimonial size bed or up to three single size beds or two bunk beds.

We started doing more full service in 2012 and in 2013 we began working with a nutritionist and yoga instructor doing Surf & Yoga Retreats. We had a couple fun years with these retreats until our partners retreats grew too large to accommodate at Rancho Cecilia. Her last retreat in the area she rented all of Pacific Bay Hotel and we then only did her surf lessons for this retreat. She has now built her own retreat center in Northern Nicaragua.

About this time demand changed back to more travelers. Travelers are usually looking for weekly or monthly rentals, vacationers are looking for nightly rentals. San Juan has grown at this same time and now has many more hotels so as of last year we moved back into doing more weekly and monthly rentals.

This works for us though there are many different types of business plans you could incorporate into Rancho Cecilia.

San Juan del Sur is still in its early years of tourist development and we have been changing with the market changes.

Our current rates of our rentals are:

Casita del Bosque: 2-3 nights $65 USD, 4-6 nights $55 USD, weekly rate of $250 USD, monthly rate of $550 USD

Jungle Cabanas: 2-3 nights $55 USD, 4-6 nights $46 USD, weekly rate of $150 USD, monthly rate of $450 USD.

We are living in the 2 bedroom home, Casa Animales.

We are often asked how we arrived in Nicaragua and what we plan to do next…. We set off to find some good surf on our sailboat “Ocean Lady” in 2004.

We sailed over 15,000 miles up and down the Pacific coast of California, Mexico and Central America with 2 dogs and a cat!

We sailed into Nicaragua in the Spring of 2007 and fell in love with the country, the people and the surf!

So, we swallowed the anchor, bought land, sold the boat and starting building our little slice of paradise Rancho Cecilia.

We now have the travel bug again and are thinking about retirement and finding some fun “old dude” waves that we can enjoy in our senior years!
